Our association management services include but are not limited to the following:

  • Enforce rules and regulations of the governing documents.
  • Property inspections as required by contract.
  • Administration of all service contracts.
  • Obtain competitive bids for all large budgeted items.
  • Negotiate bids and make recommendations to the board of directors.
  • Supervise contractors and maintain all required documents prior to payment for services.
  • Assist in preparation of association budgets.
  • Prepare monthly financial statements.
  • Collect all association dues/fees.
  • Pay service invoices and deposit accounts receivables promptly.
  • Compile a monthly manager’s report, which includes all financial activity, schedule of community visits, list of member calls ingoing and outgoing, and past due units.
  • Advise board of directors on pending and current enacted legislative matters and ordinances.
  • Draft correspondences/notices as it pertains to association matters.
  • Attend duly called meetings along with drafting the official minutes of said meetings.
  • Maintain current certificate of insurance for all vendors.
  • Prepare annual report for association.
  • Work with CPA to have annual tax returns filed.

We have established relationships with local vendors and administer all contracts from a third party position. We can assist and oversee current or future projects on behalf of the association and its board of directors. There is no project that our cumulative experiences can not affectively manage.
